Years of experience yields me to be the pick over others. When the market collapsed in 2008, I learned the HASP loans and helped out as many customers as possible to refi out of their loan to save their home and if they could not fit into the ratio requirements, then a short sale was next to offer. As a realtor today, experience in lending has made it possible to navigate even the toughest short sales on the market- HUD FHA with a subordinate second (they signed a promissory note when asking for a forbearance). 55+/HOPA
Represented a buyer in mobile home community that was set up as a condominium HOA that was a 55+ community. I had the listing when they wanted to sell, went under contract and the buyer backed out. I was able to then get the escrow deposit returned to the seller.
Foreign Buyers/Sellers
Foreign Buyers are wonderful. I worked with many as a lender when I worked at Bank of America in the loan department. As for real estate transactions, I have had two foreign sellers and always included their daughter on the text to translate during the transaction.
Probate
Represented seller who owned a property in PROBATE. She lived on the other side of the state and needed help liquidating all belongings inside of the household. I had a team that was able to get it done and cleaned for the property to sell. She was grateful for all that I did.
